This is a hard area, which I will try and simplify.II specialise in working in the houses in our area - THEY ARE OLD, THEY CRACK, THEY FALL APART - but they have HISTORY and are BEAUTIFUL.
II will try and explain what potentially will or may happen during the completion of your works. I cannot foresee everything in a property that could be over 150 yrs old.
If something breaks due to me or my team making a mistake, I will fix that out of my pocket. If the house decides to break it due to age, poor installation or works by previous trades (there can be a lot of hands involved in 150 yrs) then I will come to the client and advise of the best solution to rectify moving forwards. I will discuss the costs involved and seek approval before continuing with any further repairs.
I don’t seek variations and my days of coaching and implementing “up selling tactics” are way behind me. But S….. happens in construction and there is no backspace button.
I work on honesty and being up front. I expect you as the client to understand that there is always the risk of further works being required when carrying out repairs on these beautiful aged properties.
